Cement based tanking systems have been used for basement tanking and cellar tanking for many years. Cement based systems are a traditional waterproofing method that have been used very successfully, in thousands of properties worldwide to keep water ingress out of properties. Applied internally or externally cement based cellar tanking systems are designed to block the passage of water into the property without reducing the buildings ability to ‘breath’. Cement based basement systems can be used as a full cement based cellar tanking system, particularly where space is limited, for example where roofs require internal waterproofing or head height is restricted or they can be used in conjunction with cavity drainage membranes when space is not an issue.

The right procedure for the application of a cement based cellar tanking material always begins with sound substrate preparation. All loose or friable materials, including any old coatings or other contaminants, must be removed. Paints and plasters must be removed for at least 80 cm above the water damaged areas. Joints that have deteriorated or are damaged by salts, must be raked out to a minimum depth of 20 mm. When the substrate is correctly prepared, a clean and roughened masonry surface is provided. The application of the basement tanking slurry and other system constituents should all be applied as per the manufacturer’s guidance notes. Cement based cellar tanking systems should always be finished with a render coat or appropriate pre-packed render before the application of dry lining systems or finishing plasters.

Cement based basement tanking systems rely on the preparation of the masonry and with good preparation and application the basement tanking system can offer many years of dry, warm, habitable space.
